I call the new buyers the “tricklers”, because they trickle their way into the market each day.
They typically need to see several homes before they are comfortable making the decision.
The “waiters” are the buyers who have seen everything available and are waiting for the perfect property.
These are going to be our most motivated buyers.
It is not uncommon to see a spike of showings occur as soon as your house hits the market, because all of the “waiters”… You can also call them “fence sitters” who are watching and waiting for the right property.
