Hi, my name is [YOUR NAME]. I am a Realtor here in [YOUR CITY].
Generating traffic to your home early in the process is the best way to try and get multiple offers, and having more than one interested buyer will only help us get the most money possible.
With that said, here are two strategies that work well if the home is priced correctly and shows well.
The first is by releasing it to friends and family on day one…
I can arrange for a mailer to everyone you know…
And I am happy to handle the whole direct mail or email process to all of your friends and people in your address book…
We can also make it available on Facebook and other social media platforms early in the listing.
This is not to be confused with a ‘coming soon” strategy.
This used to be an acceptable practice, but that has has recently changed.
In lieu of a coming soon strategy, which is no longer an acceptable approach according to the National Association of Realtors,
Here is a great alternative…
I would suggest a stacked showing approach.
It might look something like this…
The first week on the market we can set a stringent and very limited showing schedule… Like only making it available on a Saturday afternoon.
Buyers may bump into each other, and physically feel the supply and demand that this will trigger.
This strategy is something we can discuss to try and get more than one offer quickly…
Ok, that’s it for now!
