Hi, my name is [YOUR NAME]. I am a Realtor here in [YOUR CITY].

I am sure you realize that it is best to not be home during showings.

In fact, 90% of my clients would rather not be there at all.

They say that is why they are hiring me.

This is the right way to think about it.

If you are not home, then you can avoid small conversations that may reveal your motivation.

Like if you just became a grandparent and you want to get closer to your children, or if you are being relocated for a job…

Letting a buyer know these details could cost you leverage, and we may not be able to negotiate as high of a price as we may want.

One last thing…

buyers typically set appointments for an hour at a time.

They may show up late, and they may stay longer than their appointment allows.

If possible, circle the block if you see they are still here when you get home.

And remember, if they stay for a long time, that is a really good sign.

Ok, that’s it for now!
